I never realized how much people hated landlords until I got on reddit. I have such good relations with my tenants that it feels like I am in a different universe when on reddit.
Usually when I pick up rent checks my tenants offer to have me join their bbqs or watch sports with them.

Some of them stink. (One took me to court with spurious charges; later found out he'd run out of money paying defence on multiple lawsuits for performing illegal surgery; he'd already used multiple mortgages as mitigation for giving someone a lethal dose and been struck off.)
Others are fantastic. (Got us back in the house after a fairly minor house fire in less than two weeks; provided a skip for us to empty our damaged furniture into.)
Most are pretty ordinary. Receive the rent, tussle a little over who's maintaining the hedge, get the boiler fixed a little later than you'd like...
Part of the reason landlords are disliked I think is the sense of injustice. A lot of renters will never be able to own a property, where everyone can think of a dozen examples of someone owning property because their nan left them a hefty sum, their in-laws put another hefty sum in; they got it when a house was twice your salary; etc.
Mortgage relief has of course been a huge catalyst. The assumption is that you're getting mortgage relief but I'm still paying your mortgage? Or just that you must be rich because I would have to be rich to buy this house, so go easy on the little guy, hey?
I've heard this over and over. "I'll never be able to buy a house." They drive BMWs on lease. Multiple travel trips every year. And you suggest...maybe get a fixer upper....oh no I couldn't live in something like that. So keep renting... I guess I'm an evil landlord.

This is nothing new. Reddit hates their idea of 'rich' people - people who own more than 1 property. Many think being a landlord isn't contributing anything to society, that it's pure exploitation.
All they think landlords do is sit on their butts and collect a check. The problem is that landlords have all pretty much had their experience with AWFUL tenants, but most Redditors don't have a clue how bad some tenants are.

Everyone shits on landlords simply due to it being easy to do. I’m a landlord and one thing I realized is everyone think ma every tenant is just like their self but in reality most tenants are not like your friends. Your friends tend to be considerate and aren’t going to ripped the piping out of your house, trash it the place, take a hammer to the windows, or worse. They think about it from their own perspective but unfortunately the shit bags have to live somewhere too. The shitbags ruin it for everyone.
Sure, I’ll let my tenants have free rent. However, I will need the following:
No mortgage payment
No property tax
No BOP insurance premium
Free public water
Free public sewer
Free electric
Free natural gas
Free trash collection
Free recycling collection
Free lawn care & landscaping
Free snow removal
Free maintenance & repair contractors (roofing, electrical, plumbing, HVAC, carpentry, masonry, etc)
Free appliance repair and replacement
Free legal services
Free accounting
Free property management & tenant screening
Until this can be promised to me, I’m going to need to charge rent. And I’m going to need to be compensated for the additional risk I’m taking for exactly this occurrence, which will likely result in a few tenants who cannot pay. Yet I’ll still need to cover all of these bills unless I want to lose the house.
Difficult w/ some of my other tenants. I have one in education and my wife is a teacher in the same county, so, I know she's getting paid. Very difficult w/ that one. Feeling sympathetic, but no rent money x's 4 for 3 months will sink my boat.
I try to keep 6 months of expenses.
I have 3/1s and 3/1.5 in decent/old areas and it's not uncommon for me to do an open house and have 10-12 decent people interested.
I have never had a vacancy of over 8 days in 5 years. I try to treat my tenants well and they let me show the place. So, not uncommon to have a moving party - I'll hire 2-3 guys and have them help both groups move in and out.
With that said, hubris. So, my wife and I purchased a much bigger home than we need w/ our rent income reserves and we bought a lot of new furniture and were fairly generous to our families over Christmas.
So, I'm sitting at 3months of living (rentals included) expenses. My wife and I will both be maintaining our jobs over. So, I guess w/ our income and $2k from the gov, maybe it'd be closer to 4-5 months until we tanked if tenants all stopped paying. (Have a lot of crap we could sell between now and officially tanking)
All bullshit aside, I feel so bad for my coach in Muay Thai. He does a month to month contract so if he doesn't train you well enough, you can leave, so he works hard for you. Half the class cancelled already. I'm driving 30 minutes to have him train me out of his house. Fucking sucks man, I go because he's earning my business and I don't want to keep paying to give him a handout, but I honestly wouldn't mind for two weeks if it came down to it. I hope this bailout protects his ass, one of the few guys to build something from nothing and have it come close to starting over, fuck that shit. Side note, getting basically one on one training because only two others show up is pretty fucking sweet.
I sold my rentals and took back a note on two of them. I have asked the Note Servicing Company to see what we can do to not take a payment or charge a late fee for 3 months. The govt is giving some relief on govt backed mortgages so I expect we should also.
My aunt was a landlord, she was a nice person, she basically just used the money to pay for her retirement and at one point she had some shitty tenants that wrecked the place.
Despite all that it's still wrong, you shouldn't be able to make money from just owning something. Lenders, landlords and stockholders are the definition of a parasite on society.
We don't have enough room for some of our parasitic lifeforms, coronavirus is taking their job.
The biggest problem is that some tenants will take advantage of you. I mean the give an inch, take a mile, types. I made a rule and told everyone "You get one free one, the second one has a fee, the third means eviction."
That helped to corral the tenant who was frequently late with rent. Or the one who's rent check was always short a couple of hundred. Or the one who parked their car in the wrong spot. Or the one who had loud parties until 2am. Or the one selling drugs out of their place. Or the one who had friends who liked to show up early in the morning on loud motorcycles. Or the one who clogged the toilet up with paper towels. Or the one who tried to install an air conditioner in the window themselves that fell two stories and luckily didn't hurt anyone.
On the other hand, these are extraordinary circumstances so we're all just going to have to go the extra mile and make it work.
