tough choice
this plus having to buy equipment, clean and maintain it, etc.
I just have it in my 3 car garage instead. Cheaper that way.
But what if you open the storage unit to the public and charge a monthly fee..
Imagine a gym this size with 10 members, hand picked, and just the equipment you want and need. Would that be worth $75 a month?
no because you would always need 10 members and eventually they won't be hand picked anymore
you may as well open a warehouse gym at that point
Then youd have to pay for insurance and have someone there to make sure strangers dont trash the place
$75 a month better get me access to swimming pools, squash courts, saunas, etc. Not some cramped ass space with a couple other autists.
Also you can do a lot more than 10 member because people go at different times/days.
The fact that it will make no money for several months? Especially considering insurance.

what happens is the cops come and you are forced to leave and the things there are likely hauled away since you forfeit them by abusing the contract.
How do you find shop space? Craiglist, zillow or something?
you can get a storage unit for $50/ year and have a pretty good gym in there.
The problem is someone eventually reports you or steals the equipment
If serious you definitely need to incorporate an LLC and have an iron-clad waiver form for users.

I have a 10x20 at $35 a month and have never seen anything cheaper, and I live in a fairly rural area.
I literally paid $19/month in nyc and like 45/year in buffalo. you can get a storage unit for 50 bucks for a year in large parts of the country
I paid 50 bucks for a years worth of storage outside of Morgantown when I moved back to Jersey for a bit
this is more expensive because it is heated/cooled, has a bathroom, and appears to be a licensed commercial space eg you could do business there.
most strongman gyms and barbell clubs started out as a few guys storing their equipment in a storage shed and working out there on weekends. this is what dreams are made of

I have a personal training gym in a unit like this. All the equipment is mine. People pay 200 bucks a month for small group coaching (~4 people at a time for one hour). Currently earning about 10k a month. Not a huge salary but I work 6 hours a day or less and I love what I do. I’m never working for someone else again if I can help it
Damn. That's my dream, but I doubt where I live is big enough to have that kind of demand, not to mention crazy property prices
You’d be surprised, I don’t live in a big city (130k in my area). You just have to start small and grow with your business- I was doing 1 on 1 training in my basement with about 10 clients for 3 years. eventually I had enough people willing to do groups that I moved into a 400sqft garage and did couples and groups of 3. Eventuallyy garage was just too full so I moved into my current space (800sqft). All the while I was buying pieces of equipment here and there, learning new skills etc.
The place everyone fucks up is starting with no clients and borrowing a shitload of money to start a gym. You have to have the people first. I started with a squat stand, a bar, and weights, and have bought everything else one at a time. Now my facility is all a Rogue racks and strongman equipment

What’s stopping me is that I have a room almost that size in my air conditioned house which is already a badass gym. That and I don’t have any friends.
I should rephrase- I coach about 6 hours a day (5-8am and 4-7pm). I spend a bit more time cleaning, and I lift at the gym, and I hang out there and sometimes have prospective clients or friends visit. It doesn’t feel like a chore though

Guarantee there’s 25 people who would pay $50 an hour for personal training. That’s how you start

the reason is I live in the bay area, where rent for such a lovely unit would be at least triple that
if I made the same amount as I do now but had access to a space that cheap nearby, I'd consider renting it just for myself. that said, if that were the case I'd probably have a house big enough for a gym anyway.
