my best friend owns a bunch of rentals. After getting burned a few times when he first got started, he quickly got red pilled and realized you can't rent to these "people".

Just run credit checks on all tenants. It will keep out the tweaker white ones too. He says the best renters are asian females but the apartments tend to smell after they leave, because of their gook food they cook, so he takes a larger deposit from them. But they are reliable tenants and don't trash the place.

Mexicans are bad and blacks even worse for being late on rent and/or destroying the place. Also dont fuck around with pets. He says he can smell cats on people and to check for dogs he goes by their current house they list on the credit check paperwork.

His worst tenant was actually a gypsy family that he rented to because they sent one old female to look at the place and he didn't pick up on the warning signs. Said she passed a credit check too but he didn't run a criminal check which would have snagged them. they basically turned into squatters for a few months and didn't pay shit after their first payment. He tried changing the locks and that didn't work and going to court they sent their own lawyer and just tangled him up. He eventually had to hire some people to throw everything in the apartment in a rented dumpster, and nailed wood over the doors and windows to seal the place off. They eventually moved on. I don't remember more details because this was like 10 years ago he was telling me about it, but that's the gist of it. Don't fuck around OP, be careful.

Background checks and making them pay for them. A lot of them will fail it and you can decline them for any small reason. Also credit scores. A lot of them will be terrible or very low.

People with pets arent all bad. I rented a house when I working out of town for a year a while back. I had a dog living in the house with me. I treated that house like it was my own. Kept the house and yard in tip top shape. You can usually tell what kind of person you're renting to just by looking at them. You should make them turn in applications in person so you can get a feel for who you're dealing with. you can't turn away section 8 tenants just for being on section 8. If they are using vouchers some states require you by law to accept them as tenants and you could get in deep shit if you told them you didn't accept section 8 no different than if you had said "I don't rent to niggers". However, you can set your own deposit and credit score requirements, and the deposits have to come out of pocket.

At least that's how it is in Mass.

I don't know if its legal there, but I just remove the door. I don't change the locks, I just flat out remove the door. People leave awfully fast if there is no door.

the thing is you're a landlord, you can't think of the human side of your tenants or you will get screwed. Dog owners might be 99% awesome, but that 1% can cost you tens of thousands in damages and it just isn't worth the risk.

My buddy has had multiple tenants move their shit out 2 weeks before they were being evicted and then leave their full grown dogs locked in the unit for a week or two with a big bag of food as a final "fuck you" before eventually taking the dogs with them. Two full size dogs pissing and shitting everywhere and chewing everything out of boredom for weeks? Not good. And this happened more than once. That's why he went no pets completely besides fish or a bird. Funny enough, it was white people every time too, as I said he won't rent to niggers.

There's literally no legal way to avoid niggers then, there's laws and whole legal industries built around forcing nigger tenants into your apartment. You might be able to weed out some of the more ghetto niggers by enforcing no smoking rules and such, but most will just lie. The apartment can absolutely reek of cigarettes and weed, and they will still claim they never smoked.
