I will never understand the point of the whole LANDLORDS EVUL thing. If these people wanted to buy a flat, they'd take mortgage and buy one instead of renting, but they don't, because at the point of their life they are, they want to be able to just pack their shit at the end of the month and leave to another place because of career or whatever. So they rent - which is worse deal than mortgage and owning a flat long-term but it fits their needs at the moment better than actually buying.

Make it so that the landlord must live near the property they seek rent from. That way the money still circulate locally.

The issue is that "Landlord" is not a job, you need a huge amount of capital to get into it and the reality is most of the people with that money got it through inheritance and come from very rich families. The kind who can afford to do large-scale speculative purchases of land. Once they have the properties, who cares if 10% of them didn't end up being good locations in ten years? Once you spent a small portion of your families money, you can now sit there and let the money roll in for the rest of your life. Then give that property, job, and inheritance to your own kids. The cycle then continues. They're rich people who got rich from being rich and continue to be rich by doing nothing. If you had a billion dollars, why the fuck wouldn't you buy real estate? Then we end up with up with all the property being owned by a few Jew families and the current price gouging is the result. It's too easy to make money off of being a rich asshole in real estate, so even libertarian assholes like me have to admit when limits need to be set. You can't just buy every property available just because can afford it, because then every rich dickhead is just guaranteed to stay rich if they have even two brain cells.

The economies around the world have became massively centralised - even here, in what you'd think would be a country that's 20 years behind the others it's extremely visible - outside of few exceptions(of typically very shitty offers), the jobs are only to be found in big cities, which means big cities attract more people and the rents skyrocket as a result. Now, it would be convenient if the private sector, after the whole pandemic thing would just realise that gross majority of office jobs can be done remotely and thus perhaps we will see the rise of remote work as the default for a lot of jobs, which in turn will decentralise the non-remote ones as well(as in service sector that's in big cities will have to spread out), however I have a bad feeling that crazy the crazy traffic and rents around areas where the tech sector is concentrated is intended(as in, the uncle of Google CEO owns shittons of property and rents it to employees of google), such move may not happen.

Can't wait until next month, when, pandemic or not, he needs some kind of money in order to provide for himself.

Have you seen some of the shit the low tier landlords have been reeing about? They’re not rich and they didn’t inherit anything. At most, they were able to procure a mortgage on a building probably by using their own house as collateral, then they mortgage a few more buildings using the first apt as collateral and so on.
