Yeah, thought so. Let me lay it out for the toilet brained. Landlords know how long it takes to evict someone. It can take months on end, depending on how much they fight it in court. So they MUST start the eviction process IMMEDIATELY at the 90 day mark (or whenever the freeze is up) because they've already gone three months with bills stacking up, and then it will take another few months to get the person out.
In other words, millions are going to receive an eviction notice at that 90-mark and will begin trickling onto the streets with no job and nowhere to go.

Who's going to force enforce these evictions? Do you really expect the army/police forces to mobilize and kick people out of their residences? The public unrest/outrage and actual riots / threats to the current infrastructure probably wouldn't be worth it to the government just to get landlords a little bit of cash

They'll do exactly what court orders tell them to do, and landlords are getting those court orders because they must, financially speaking. They have no choice but to evict and the courts will follow regular procedure.
This is sort of like the fantasy that police won't enforce red flag orders. Remember how that went? They do whatever it takes to get their salary and pension.

Government could always just extend frozen evictions or give extra stimulus moneyz to landlords if they file for it. The economies already been running artificially for ages, I'd think all government authorities would want to keep as many people in their homes as possible to keep things from degrading much further. The point of this thread is they have no choice. We have to have either total government intervention including a total bailout of the housing market and essentially a command economy going forward, or we have civil war.

This, also rental properties are valued as a multiple of rental income over a certain period plus base property value. So many of the big housing companies are going to instantly get hit with huge write downs in asset value proportional to and on top of their immediate losses.
I'm also predicting commercial real estate to be hit even harder, as many offices will probably never revert to offline working now that it's become clear they don't need to, plus the entertainment sector and restaurants will be dead by the time this gets back to normal. People also will have grown accustomed to staying in more and since this virus is probably endemic now and we'll keep seeing some resurgences for a while it doesn't matter how quick everything re-opens.
My long term prediction is that they will simply rezone these high-cost inter-city areas as housing. Combined with companies having to sell their existing residential properties to service debts used to pay to build them in the first place, and less capital flight from China artificially propping up prices. Hell, I can see a lot of states essentially banning foreign over-valued property investment when the demand for housing gets loud enough.
We might actually be able to own houses again lmao. The rest of us will have cheap rent because nobody will rent when banks are desperate to give out cheap mortgages just to obtain liquidity. and it's literally cheaper to own your own home.

Courts are a lot heartier than other institutions and will open up sooner. They will be open in a matter of months, even if it's on a limited schedule. Don't know how it works in leafland, but they don't fuck around in the US.
