Let's play a housing game Yas Forums

Since all the landlords here say you should just buy bro, let us see how practical it is for you.

Rule: Before doing the below, the house must be within a 30 minute drive to your workplace. No cheating by commuting more than an hour a day.

Step 1: Post your income.
Step 2: Times that by a maximum of 2.5 to come up with what you can afford for a 30 year mortgage.
Step 3: Post pictures in your local area of what you can afford.

Step 1: $52,000/yr
Step 2: Can afford $130,000.
Step 3, pic related. It's just a shitty mobile home manufactured in 1969. There is nothing else within the 2.5x income range except for Boomer apartments you need to be 60+ to live in.

better tell the bank to appraise that mobile home at $140,000. don't want you owning anything

$65,000, can afford ~$162,500

$92,500 for a mobile home you can't even buy unless you're over 55 and you still have to pay lot rent. All listings near me are in this same boomer mobile home park.

Attached: 20200326_154318.jpg (1080x1505, 577.07K)

Yikes.

>ok everyone, jump through hoops for me since wasting your time is a decent second prize to actually making a logical argument

Yes house prices are high due to (((bad central bank policy's)))

What's your point? We're all (mostly) NatSoc here who believe in improving the banking system....

Not possible for me. 2-bed place in a trailer park are ~$450,000 w/~$12,000 a yr in tax/lot fees.

And how the fuck is Jose the day laborer able to afford that? I don't understand how wetbacks can even afford to live in CA.

>buy a house worth 2.5 times your income
>on a 30 year mortgage

Posting in absolute retard thread.

That holds like 50 of them

>Times that by a maximum of 2.5 to come up with what you can afford for a 30 year mortgage.
Where does "2.5" come from?

Thank you goyim. We will get right on that

Unfortunately that's the only option for many for something not in niggerville

>tfw 61K/yr with a 278K mortgage

Thread status confirmed

It's literally the conventional advice financial advisers and banks use. What rule do you go by that doesn't overextend you to shit?

See and this article: investopedia.com/articles/pf/05/030905.asp

Yea, it’s called buying a house in America. Take your vpn off

How does that feel out of curiosity? Some people suggest even going up to 4x your income but that would make me a bit uncomfortable.

not great. Like i used to never have to think about money, but now im always thinking about it. Feels like im a poor person. Still manage to save a bit though

That article says nothing about 2.5x income

Banks will almost certainly not loan you 4x your income. 2.5 is the max. Honestly nowadays it’s usually 2x

Section 8 & gibs. A lot of spic families clear like ~$3-4K/mo in handouts.

Even if you find a reason to go on a rent strike in this thread: a strike means that you don't do it.
A rent strike means that you are NOT RENTING. A rent strike means that you STOP RENTING AND MOVE OUT.

nm, I found the line
Seems like dumb advice though, since clearly it's not enough

This is why you’re poor. I make about 120k a year and I bought a townhouse for 160k in a good neighborhood. You live outside your means and feel entitled to what you have not earned. Pathetic

>Not milking the government for gibs
Foreign powers are raiding the treasury for every cent of the white man's tax money so if you're not doing the same then you're retarded lmao.

>this one easy trick commies don't want you to know

Attached: home2.png (812x444, 680.17K)

You're joking, right? No one could buy shit in Cali @2x income.

Is that...porch railing inside the house? Why?

>tfw white gf family lives in fort wayne

> who believe in improving the banking system....
>Improving the banking system
>Improving

Motherfucker.

>living in ft wayne
yikes

>feel entitled to everything you have not earned

You mean like every shitskin on the planet living off the wealth that my ancestors broke their back for?

>only auctions available at >45k

Do you feel like you are putting enough into retirement? Into a fund to weather a bear market, etc? Or just a little bit of savings.

You cant get section 8 if you're illegal though.

You get no bugs and mountains when you can afford it, commie

Which’s why all the Chinese own them. Most banks will not give you a mortgage 4x your annual income

there's affordable living in non shit states if you bother to look, no one wants to live in your shithole

im able to save like 10k/yr, and i never buy anything, kinda sucks

I make 90k/yr

Attached: zillowhouse.jpg (1234x542, 161.67K)

That is literally the only property I can buy at 2.5x my income. You could afford 240k, so a 160k townhouse is reasonable. If I were to be retarded I would be paying more than I am, I don't understand this logic about "this is why I'm poor", I just can't afford more, 130k is my max. There is LITERALLY nothing else in the area except a mobile home.

I don't even live there dummy, I just like dabbing on millennials whining about housing prices in the middle of LA because they can't fathom a life without vegan hot yoga

Ha. Sure thing.

> Stop creating money with debt
> Fixed interest rate to 5%
> Expand the money supply by 2-3% a year

Fixed.... also remove...... from banking! ;D

>I don't even live there
then don't shill for it

You can if you pop out an anchor baby.

>It's just a shitty mobile home manufactured in 1969
fucking MOVE retard

Make me stop, faggot

This is stupid.
In England, I earn c. £20,000 per annum.
You cannot buy a house for £50,000 in England.
Here's a list of average UK house prices.

Attached: average house prices uk.png (651x677, 33.95K)

Not true. It's just that when you are getting a $850k loan w/~$4k/mo payment, the other $5k you are bring home every month is more than enough to live on. So 6x+ loans are normal

You have to pay $400 a year for an HOA, but it does seem pretty comfy.

Attached: Untitled.png (867x534, 420.65K)

My price range is $180,000
I found plenty in my area. Why the hell am I renting? Im going to buy a house now, thanks user.

Attached: Screenshot_20200326-182448_Chrome.jpg (1076x1980, 1.19M)

Where? I could buy that cash.

If you lived in Brazil you would know what suffering is. In a good part of the country, a house in such a place is 300 thousand reais. This is the price of a good home in the USA. In fact, all the neighborhoods in the USA that I saw are good. A poor neighborhood in the USA is more beautiful than many upscale neighborhoods in Brazil.

Attached: images (2).jpg (681x450, 37.14K)

This. I make $50k/year. Going by OPs retard model my mortgage payment + PITI taken into account, my payments would be less than what I'm paying in rent currently. I will get the most home I can afford.
Fuck what financial blogs say, stupid cunts.

>No real income except neetbux = ~10k/year
>Never going to take loans and get in debt
>I can afford a plot of land and a yurt.

I don't work, so commute doesn't count, I'm limited by grow zones. I can find a good property for 5.5k and a yurt for under 8k. I've been saving my neet bucks for a long long time, and I have a good amount saved. I can go buy all this shit and go live frugal as soon as the land owner calls back about the land.

Here's what I could get for £50,000.
Guaranteed dilapidated, in the middle of a Pakistani ghetto.
Thankfully, lending is somewhat more sensible in England. If you can pay the deposit, they'll usually let you borrow.

>make $50,000
>not moving to get a job where you can afford a house

If you make $50,000 you can absolutely move farther than 30 min.

6x your annual income for a mortgage is not even remotely normal

Then save a bigger portion of a down payment. And 2.5 your earnings isn’t a rule. it’s no more than 25% your take home pay

Good on you user, I'm glad I helped.

Welcome to being stuck renting forever, having roommates forever, both, or being way overextended financially.

It's literally what banks use to determine if they are going to give you a mortgage so good luck user.

Well i think i can spare us my income.
this is the cheapest house available.

Attached: hahahaha.jpg (777x781, 155.24K)

I could buy a 5 bedroom house on 24 acres

>$40,000 a year (double that if you count my gf’s income)

But muh flyover states! Fuck off you fucking whiny city faggots

Attached: D8AED1DF-8777-4DB3-962B-C1A0546E713C.png (750x1334, 981.28K)

aaand i could have spend more time censoring-

Or - now, stay with me here - asset prices have inflated while wages have stagnated to the point where it is impossible for a normal person to purchase a home in a manner that satisfies basic metrics of financial responsibility.

HAHAHAHA and it is only halfe of the house....
wtf frens.

The bathroom looks alright but it has a concerning lack of interior photos.

Honestly as long as the floors aren't plywood and the roof/walls are intact, I'm fine.

Luckily, I do own a house. But that's another story.

FHA loan would allow you a 200+ home

I'd play this game but have a home.

how's the job market?

Where in the country do you live where there is work paying $120k and you can buy a townhouse for $160k?

Unless you're in tech and managed to find a position that lets you 100% remote work?

It’s a trailer house.

Not good for someone who can't even click a link

Parking/garage for sale
Marlborough Lane, Bath BA1
>A rare opportunity to acquire a single lock up garage (approximately 17’4 x 8’7 with a door opening width of 7’0) in this highly convenient location - where parking is in rather short supply! - within a short level walk of the city centre.

>well maintained
International real estate salesman code for "needs a total overhaul". If it's good, there's "granite" or "marble" down there somewhere.

that was sarcasm, nigger. most of the listed jobs top out at ~$22/hr

190k
380k house

Feelsgoodman.jpg

Good advice, I can just barely afford 200k -if- I get a FHA loan, so updating with that on zillow I get...a one bedroom studio in a co-op with an HOA on top of the mortgage of $615/month kek.

Then call it a pay strike.

Forgot the price: £50,000 or $61,000

A trailer is not a house. A house is a house. A trailer is a goycart you tow behind a truck.

Attached: mutt running.gif (480x228, 262.98K)

Kek, I mean, I guess it is shelter.

>what is cost of living
dumb cityrats, I tell you what

Fuck off chapo fag

Come to Cali. ~$130k/year take home. This is for a 1600sqft 3 bed.

Attached: 20200326_163953.jpg (800x450, 81.85K)

Nice.
Will you go for it?

If US mortgage lending is purely calculated on some bullshit premise like salary multipliers then God help you.

In the UK we take income, vs declared expenditure (and modelled expenditure), plus age, LTV, dependants, stated retirement age, plus certain property criteria, and then stress tested at a minimum of the FCA's interest rate. Salary multipliers generally only come into it with high LTV applications in sole name for most lenders.

My partner and I have a joint income of around £55000, and we are good for a mortgage of around £250k with my employer, who are known for being tight on the purse strings.

t. Mortgage advisor

Did you see the price?

Not going to post screenshots, but it's essentially 1 bedroom apartments built in the 70's and double-wides for me.

CHAPO TRANNY FAGGOTS GO HOME

Fuck! Youre right. I'm from berlin, i will spare everyone housing prices.

I don't need to park near Bath that often.
At that price, I'd only buy it to rent out to illegals.

Dumbass. People have always traded distance for cost. Buying in the suburbs has always been the way to buy a better home. Eventually the suburbs become the city, leaving youngsters bitching that they can never afford a home like their parents that had it easy. But.. they're looking at houses in the middle of the city. kys millenial.

>£55000
as 2, do you work at mc?

im from rural bavaria....
wtf is this? i hope all genx and bommers die.

There's nothing cool about being a wagie with a mortgage millstone around your neck.
You are not special, boomer. You are a slave to Mr. Shekelstein's bank and Mr. Noseberg's corporation.

73k a year
182.5k (this really isn't true as in NJ most properties have a nearly 4% property tax PER YEAR)
A house from the year 2000, in fucking Camden NJ (taxes seem ultra low in Camden which is the reverse of a fair number of other shithole cities / towns in NJ, only $1500 last year for this, of course other shitholes don't hold a candle to Camden).

Double Bonus: Only a block from Martin Luther King Blvd

>I'm proper fucked mate

Ah so it's just a typical run of the mill sheltered trustfund commie

Move and/or change your job you loser entitled fucks. You don’t deserve to just live wherever you want. Some areas cost more. Move you dumb fuck. There’s a million jobs out there, you’re bound to be qualified for one of them.
