Property is worth something and they are taking on the long term risk of ownership. Can you afford where you rent? If yes then just buy a place you stupid cunt. If not then your landlord is handling the market volitility for you.

Ex, you move to a new city, you have $400k in a bank, you make $100k. But your job is hard and you don't know if you will win a re-compete in a year.

RENT then the landlord can hold the value long enough to get a return.

If you buy then you have to deal with all the associated costs and may need to sell it and lose more than rent that year would cost. Closing costs, paperwork and agent fees are over 6% then capital gains if it did grow in value. All maintenance costs, etc.

If you have been renting the same place for 5 years or more then you're a moron and owning might be too complex for you.

They are actually "property managers" for the most part and it is a service that is required regardless of the ownership situation of a property. Renters simply are outsourcing the property management and ownership risk of their homes to someone and paying them a premium to do so.
