Granted, I am 37 and I wish I got started a lot sooner. But, I was a dumb Xennial too busy going to local metal shows and drinking Miller High Life, smoking weed and spending the rest of my money on video games and fast food.
I bought pic related a few years back and have been rehabilitating it in pieces. I live in a somewhat rural area by Florida standards. But I have my choice of 3 different metro areas that are within an hours drive from my home. I bought the pic-related for $10K from a title company who purchased it from the county courthouse. It was a 1970's era single-wide that was converted into a proper home (concrete / 2x4 / 2x6 construction, 16" on center, ie legit) and the square footage was more than double. It came with a mother-in-law suite, tool shed, well /w pump and working septic system.
When I get finished, I will have a 2300 sqft home, stick-built but inland and reinforced for hurricane winds, for less than $25,000.
So I have a home, two cars, a 48v cart to putter the kids around with in my dirt neighborhood, surrounded by fellow white burgers and no debt. AND I'M A NEET.
Frankly, if you live in a place that costs too much to respectfully live, you got to move out of the city-limits. You should do yourself a favor and get on the REHAB LIFE bandwagon. Go get yourself some used tools, look up some Holmes on Homes and various Youtube videos, subscribe to Scotty Kilmer and fix yo self.
The place had been vandalized and abandoned for nearly 10 years. There were 3ft holes in the roof and bats were living inside. I replaced and reinforced at least half of the plywood and rafters (plywood not OSB), installed a tin roof all by myself, delivery and installation. Rinse and repeat to the mother-in-law suite and tool shed. Reconnected pump and ran new electrical wiring / breaker box. Since I live in a somewhat rural area, Code Enforcement was never a problem. I haven't had to pull a single permit. I'm currently building a room addition that will connect said 'mother-in-law' suite to the house and remodelling the back-half which incluces the original 1970's single-wide. All while performing said repairs with my 2nd Gen Dodge Ram that I've driven for the past decade and that remains to be very reliable. Magnum engines are bullet-proof. If I had to, for some reason, live in a car emissions inspection state, it would definitely pass.
BTW, that door is getting moved to the left about 3 feet. What I'm showing you is obviously a work in progress.

I did the same thing 20 years ago when my wife and I were in our early 20s and relatively poor. Bought a shitty 1890 house on 3/4 of an acre for 39k. Lots of rehab to it. Still live in it after raising 2 kids.

Yeah basically same deal. I got 2/3 an acre right now and hopefully buying the 1/3 acre right next door with my Trump Bux. It's never been addressed so I shouldn't have any problem merging the properties together.

It's less than $500 a year. I couldn't imagine spending a half-million on a home like some people do and also have a project ghetto within walking distance. I watched this tiny house hunting show on Amazon. Every single one was much more expensive than my place.
