So don't pay, then in a few months courts are open again and flooded with cases, THEN you finally get evicted, but you've gotten three to six months for free when it's all said and done. If your landlord sues to recover back rent, fight your landlord tooth and nail over every detail. Eventually, settle for $.10 on the dollar. You can do this if you are judgment proof (broke) anyway, because most tenants are. You make it clear how little the landlord will get if he tries to levy bank accounts and garnish wages with a judgment. Make sure to fight them on everything and never relent. Then you offer five or 10 cents on the dollar.

Landlords are dependent on the state to evict tenants because it's the state that is enforcing and always has enforced property rights.
