You need to build interior walls and insulate between the metal outside and interior surface. You need to build a foundation and insulate the floor. You'll probably want to build a roof.

A fully fitted out single wide prefab home the same size as a 40' conex can be bought new for about $20,000.

Theres really no advantage to a conex unless youre willing to freeze in a metal box without doing any of the modifications required to make it tolerable.

Houses like this are fun little projects to build and they’re cheap starter homes.

What used to be affordable has become luxury. Cars, meat, travel, children, and so on. Owning a home is a luxury now.
And to have any work done for you by an American is insanely expensive. Need your wax ring checked under your toilet? $450. Want to build a 20x18 addition to your house? $65k. Need an electrician for anything? $500. Man's gotta eat you know?
So building it yourself. Doing it yourself. Figuring it out for yourself has become the norm. And if all you need is a basic structure to begin with, heck you can get a shipping container for a few grand! That gets you 80% of the way there. An angle grinder and some cheaply sourced windows will give you the basic structure of a room. Add a little drywall, some paint, and run some electricity out there, and you've got yourself an addition to your house. Better than paying some contractor $60 grand to send some Mexicans to your house.
