I own a couple of properties in "soft" ghetto. Sort of the fringes of the good area, maybe a block or two into the hood.
I'd never buy them for real money though lmao, I've gotten every property I own for a few thousand, buying abandoned/tax lien/foreclosed or otherwise distressed run down properties.
Mostly just for fun 2bh, but you can make decent money if you get out there and get a feel for the area and intuit which areas are ripe for gentrification. Granted you have to stay ahead of the curve, you can't just buy hood that's going to immediately be gentrified, you want to aim 2-3 cycles ahead to get the real steals.
Around here you can see the whole process at work. Tax deeds and abandoned shit goes for like $500, a year later those have been forcelosed on (or sometimes not I always laugh when I see properties for sale for real money that mention right of return) and they're going for like $10k-$50k depending on how good they are. Another year or so later and some are being legit renovated and such or later comers are trying to flip them at like $90k-$150k depending on area. Finally they end up in the nice area renovated ready to move in for $150k+ (it's a cheap area, even nice shit doesn't generally go over like $350k).
Anyway, go do some DIY gentrification in the semi-hood or black areas. Keep everything autistically clean on your properties to make an uninviting atmosphere for negroids, call in every little code violation or whatever you can, and just be seen. Especially if you can get your friends, having a bunch of white people out and about in the neighborhood jogging or whatever signals to negroes that they're on the way out in this area, it may be subconscious or something but they'll get the message.
I actually love seeing the change in the niggers faces and attitudes from the typical hood "we run this shit" to the eventually meek and submissive knowing they don't belong downcast stare.
