Maybe because Tsutsui didn't want to create a new character to be their collegemate, maybe he wants to use the Rizu is afraid of the supernatural to get somewhere. Regardless it seems like a really odd choice. I don't necessarily dislike it, but if Rizu lives together with Sawako in this route, she probably lives with Sawako in every route and they probably live here in all of the routes. Sensei probably won't rent this place, but it does cut her off one possibility from a Mafuyu route. Until proven differently I don't see her getting together with Nariyuki even in her path and things like these strengthen that kind of thinking for me.

My consensus is that Rizu is going to help ghost loli pass on. Showing that Rizu is good mother material. Also, right before passing on she'll say that she hopes she reincarnates as Yuiga's and Rizu's daughter. Also also, she'll mention she wants lots of siblings so Yuiga and Rizu better get busy.
