If you like where you live, and you can be happy there for 10 years, then buy now. Even if you lose your job, you can get roommates to help cover the cost. If you think you might move in less than 5 years, then you might want to wait. We will know by september if the market is trending up or down. September is when we should see the most dramatic price drops, if they are going to happen. If prices don't go down by December, then they will never go down.

I'm in the same exact situation, and I've decided to just go ahead and buy. In my area at most I'd be lucky to see a 15% swing down and that's not guaranteed at all. The money printer is going to make asset values triple over the next 10 years and if you keep waiting for a dip you might miss out completely. I've decided to wait a few months. home prices are a trailing indicator, and i've waited this long to buy a house what's another few months?
