Real estate is such a stupid investment. It s just as unpredictable as the market and requires far more work on your part. You don’t have instant liquidity and you have to deal with tenants/broken appliances/utilities. You can’t protect your investment with derivatives. leverage is better used elsewhere. Everyone I know who tried to be some real estate mogul has wished they hadn’t and been stuck with multiple mortgages and shitty tenants to deal with.
