Good start. Get your skillsets solidly locked down. Then, offer your services to a competitor with a 10-15k boost in base pay WHILE you are still employed (i.e. take leave). Another 2 years and start your own biz.

That's a You question, not an economic question.
Generally you'll want to rent out spots like, say, open air locations for flea markets or stuff in that category.
Renting to private individuals should be avoided if possible because it's close to the most energy consuming types of property ownership possible.
I'd also recommend starting small low-tier businesses like cleaning services or nail salons and selling them before starting over. That's how my friend went from a broke 18yo dropout to being able to retire at 32. Unfortunately I fell for the college meme and thus lost a shitload of time that could've been spent making dosh, but I guess that's most people over 24 (Gen Z is apparently getting hardcore into stocks and trades from what I've been reading).
