If not, and this is simply over rent, then that is highly illegal and a surefire way to find yourself sued, imprisoned, penniless, and without any remaining control of that property the bank let you gamble their money on.

im a landlord who owns 3 properties, i gave all of my tenants rent suspension until july at which point ill evaluate the crisis for further suspending, lower rents, or if everything is fixed normal rent. ive also started a gofundme for them and its raised nearly $5,000 of money i can donate to them during the crisis and write off next year. it helps that i am also an extremely stingy saver.

The government has to bail them out just like they have to bail everybody out.

Landlords not getting their rent would lead to them defaulting on loans to the banks who would start to fail.

Or the bank repos the properties and becomes the landlord. They offer lower rent prices because they can eat the loss thanks to new liquid reserves, or more likely, get scummy and offer agreements to tenants to not pay rent for now with a legal and fed backed obligation to pay interest on lower cost rent through the future and past lease expiration in some kind of hellish rent-mortgage hybrid.

Landlords defaulting is not the same as homeowners in 2008 defaulting, as there is a clear path for the banks to the recoup the money. This could very quickly and very easily turn into banks eating the landlords.
