The property management company lady is a nasty cunt too, made a bunch of snide comments about holding a renewal of a lease over my head, I'm glad to fuck them over. No relation to ruin. I may just be cool with the landlady. She always leaves me alone, I always pay on time. Repairs and concerns are answered promptly (she replaced my broken fridge within a day).
However, she does impose the max rent increase legally allowed every year. But I have a trump card on her: every single rent increase notification has been illegally served to me.

Would it be possible to renegotiate your rent price if the landlord is desperate to get the money since $400 now might be better than $600 2 months from now? Tell your landlord something like how you lost your job and can only afford to pay like 70% of the rent currently. They can't evict you so they are either gonna accept the offer or wait until it's all over which is probably gonna take some months plus the hassle of evicting someone is not worth the extra couple of hundred bucks.

Don't be so sure. Errors of procedure can be a big deal. Depends on jurisdiction/local laws too, so it's not easy to tell right away.

It really depends. The more corporate and large the entity you are renting from, the less likely you will be able to negotiate, unless market rental rates are in fact going down. If you are with a smaller firm or mom and pop, that is well capitalized and you've been a good tenant, there is a good chance they will work to keep you on through a rough patch. You dont want an eviction on your record if you plan on renting again in the next 7 years and you dont want to live in the ghetto. Better to just tell them you are broke, need to leave your contract early, and move out voluntarily.
Im a small scale landlord, i build out my apartments so they are way above average in amenities, and then chage 20% below market rent, and mostly dont raise rents yearly. Ive worked to keep tenants on in the past, but at the end of the day, demand for my apartments is extremely high, and i have a literal waiting list of prospective tenants. If your landlord sucks, by all means leave, but dont shoot yourself in the foot to the possibility of finding a good one if you have an eviction on your record.

My one friend rented a house near his Uni where the landlord was a total piece of shit. Slow with fixing everything, the place was in a bad neighborhood, the door lock didn't work for a while. Some nigger at some point even got in through the door (because nigger landlord didn't fix yet) and was about to take my friend's stuff but then my friend's roommate saw him creeping around the house when he got home and the nigger ran out.

There was tons of other problems. The Landlord was so fat that you had to go to his BEDROOM if you wanted to see him. You literally had to make an appointment, go to his apartment building (much nicer than the places he owned and rented out), then some negro would take you to his room and you would talk to this fat nigger while he laid in his bed.

My friend and his roommates pissed all over the house and broke a bunch of shit and left trash everywhere on the last night before the lease ended. The fat nigger threatened to sue them for the cleaning bills/repair, but they said to him if any court heard how shitty his place was they would probably shut him down. He didn't do anything after that, because he knew it was true.
