Rent isn’t suspended. There’s only a moratorium on eviction which won’t last forever. There’s nothing that says renters don’t still owe the money, they just can’t be evicted and sued for back rent until later.

Right... low risk. And the 'real profit' you don't make with rent... because after taxes, renovations, legal fees and so, it's not all that much. BUT you put a lot of money into buying the property. It will pay off when selling it years later if you were smart in choosing that property and LOCATION. Rent is merely to cover the costs in the meantime pus a little extra pocket money really.
So, low risk, eventual high pay off... what's not to like?
If I own a property and allow another person to use it for a price, I do so for my own benefit and nobody else's. The only thing a landlord should care about is maintaining the property as agreed in the lease and ensuring that the tenants keep their end of the deal as well. If a tenant can't pay, they are given the legal amount of time to prepare to leave. There is nothing dishonest, unfair, or wrong in that.

not as many as you think because that's shit. you can get more than that just from rental income even with a mortgage. some investors won't look at a deal if they can't get 20% cash on cash returns
Landlords are in a not so terrible position right now compared to other business owners. They can get very easy mortgage deferral for up to 6 months that basically just extends the length of their mortgage. This is now interest free in my country (might vary, I havent been keeping that close of tabs because I rent). Landlords will be able to qualify for ei now as well since you don't need a minimum number of hours worked as temporarily (here in canada).
So for the next 6 months landlords can bank their EI payments while not having to pay a mortgage, and demand their tenants still pay their full rent subject to late fees.
The renters are getting fucked by this WAY harder than people who have mortgages.
Not saying you're wrong. But the kinds of property I invested in are in very large cities. Prices have been going up in these locations for as long as I can remember. And they still do and will. There will always be very wealthy people (even during the worst of recessions) willing to pay top prices for top properties and apartments.
